DEPOSITS: No deposit required except for group bookings,bookings longer than one week or bookings of more than 1 room. Group bookings or multiple room bookings will have clearly defined prearranged deposit. Our policy is to charge for the full booking within 14 days of your arrival to allow for a contactless easy check-in. We do not refund for shortening your trip unless we were able to rebook. We do have a waiting list system to assist avoiding charges for lifes changes. Deposits fully refunded if cancelled with more than 14 days notice for full house bookings the deposit is refundable with 30 days notice.
On multiple room bookings, a 25% deposit is required.We will clearly define in the confirmation the refundable period of deposit normally 30 to 60 days depending on how many rooms are held. We encourage you to obtain trip interruption insurance privately if you have concerns. St. John's is remote and is subject to extreme weather that can restrict flights and ferries. The Roses cannot be responsible for missed reservations due to weather events or changed plans. We always do our best to replace bookings to avoid charging if you cancel without the required notice. CANCELLATION POLICY: High season May 1 to October 15 is 14 days. The off-season cancellation period is 72 hours. Monthly stays are only revisable if by mutual agreement in writing after the first week.
LONG-TERM STAYS: If less than 30 days of tax is attracted, 30 days or more are tax-exempt. A $100 cleaning is applicable on the end of 30+-day stays unless otherwise waived; interim cleaning is at an small extra charge of $25 which includes linens laundering. Payment is only cash or e-transfer. A 40% of the one-month security deposit is required to validate your booking. When the property is returned without damages or missing items the deposit is returned within 48 hours of vacating. You can bring or own linens; a $150 Linen fee will be charged unless we agree otherwise. (we usually have clean but not new linens we don’t mind you using or even keeping but check with us) Laundry use is included, but please bring your own supplies and limit laundry room use to evenings only. We ask you to wear a mask in the laundry room if you are unwell. Food and beverages are not included in longer terms stays. Kitchen use will be clearly stated in your confirmation. Guests using a shared kitchen will be required to clean up after themselves in the kitchen. As heat in Newfoundland is extremely expensive, especially oil, we prefer to use electric heat and leave the oil for management to control. We always want our valued guests to be comfortable.

CHECK-IN: Any time after 2:00 PM Check out is 11:00 AM. We facilitate early check-ins as possible and prior check-in baggage drops. If you booked online, you would need to know which property 9 or 11 Military Road or the Jellybean Inn on 18 Gower Street that you will be staying in and what the security code is for that check-in day. We contact our guests via email with this information 7 days and again 4 days before arrival. Please contact us if for some reason you have not received this. We reserve the right to move our guest to equal or superior rooms on one nnight bookings. We send a new confimation if that occurs.
BREAKFAST:
We serve a complimentary delicious, hot breakfast every day at The Roses Heritage Inn from mid-April to mid-October,in our dining room with harbour views.Guests at the Jellybean have continental breakfast of freshly ground coffee or tea, fresh pastries, whole wheat toast, overnight oats, gluten free granola, yogurt, and fruit.
Please note there are several breakfast restaurants within walking distance of The Roses and the Jellybean Inn including Coffee Matters,two doors down, and the Bagel Cafe, which is a short pleasant walk.
PARKING: Military Road is free to park on and even in the summer its generally easy. It is also free to park along the black picket fence across the street on the gravel road. There is also very convenient parking at the St. Thomas' Church well-lit parking lot directly across the street. (1/2 block from Jellybean). Currently their passes from their office for a cost of $5-day, $10 day and overnight, $75 a month. Their number is 709-576-6632. Go through double white doors in the parking lot marked “church office”. On Gower Street, there is free parking during the day and overnight but a maximum of 2 hours from Monday to Friday, 9am to 5 pm.We cannot take responsibility for tickets obtained for parking on bus stops, street cleaning or snow clearing. PETS:Comfort Cove room is dog friendly but with management approval the pet prior. The pet must be contained to this floor as some folks have allergies.
ALLERGIES AND CLEANING: We care about your allergies. Most of our rooms have hardwood floors. We also have scent free detergents, hypo-allergenic bedding and pillows.The Roses Heritage Inn and the Jellybean Inn is pet-free and smoke-free with exception of the lower floor on 11 Military Road which is far removed from the other rooms.
